  1. A thermal camera will be used in high risk areas for leaks and energy loss detection. This is often an added cost with other inspection companies.
  2. Recall Chek, as the name implies, will let you know if the appliances are currently under a recall or become so in the future. They also provide you with a 90 day Home Warranty. This is a $100 value free to you.(Ask me about the details)
  3. You will receive a one year free subscription to the Home Owners Network who’s experts will answer your questions about technical issues, home repairs and much more. This $199 value is free to you for choosing A Buyers Choice and me to do your inspection.

A home inspection is a visual examination of the physical condition of a home (or other building). This is usually, but not always, connected to the sale of that home or building and its findings often determine the successful completion of that sale.

A home inspection will usually include an examination of the foundation and basement, roof, attic, heating and water systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.

Home Inspections are not conducted on a pass or fail basis; it provides a report that shows an itemized list of the condition of the home or building and any work that should be done. An inspection is conducted in about 95% of all real estate home transactions.

We perform our industry leading Inspection on the property prior to listing and provide marketing literature for Open Houses to educate the prospective buyer from the start. For a discounted cost the Inspector will perform a detailed walk through of the property with a prospective Buyer, educate them on the property and explain the Report.
We fully transfer the Inspection Report, Warranty and all Insurances to the Buyer so they are fully protected – removing any fear of bias that may come with a traditional Pre-Inspection.

Renovation Deficiency Inspections

You’ve watched those shows on TV and know the nightmares that can arise from home renovations when done improperly. Sub-standard materials, poor workmanship or jobs left unfinished. We can assess a renovation job near completion to make sure everything is being done correctly — before you make that final payment!

Radon Testing

Radon is an invisible and odorless radioactive gas that is released from the ground from radium. It can occur anywhere in Canada but higher levels are typically found in areas that have a higher concentration of uranium that naturally occurs in the soil. Radon build-up can occur in any home, regardless of age or how well it is maintained.

Home Maintenance Inspections

Home Maintenance Inspections are for homeowners who want to take a proactive approach to home maintenance. Failure to maintain it properly can damage your home and downgrade its value.

A home maintenance inspection by A Buyer’s Choice  will identify the areas of your home that need attention. This will include the roof, gutters and drain spouts, fireplaces and chimneys, furnaces and air conditioning, smoke detectors and other safety equipment, plumbing and faucets, windows and doors, basement walls and drains.

Our inspection will provide you with a complete list of problems that require immediate attention, things that should be dealt with soon, and things that should be noted, but are not urgent.

New Home Warranty Inspection Services

Make sure you have A Buyer’s Choice home inspector look at your home before your new home warranty expires. Our inspector will examine your home’s structure, mechanical and electrical systems to identify defects and other problems.

WETT Certified Inspection

What is a Wood Energy Technical Transfer Inspection?

With the price of oil going through the roof, more and more people are turning to wood burning systems to heat their homes. While cheaper than oil, it also poses a greater risk of fire. If you currently heat your home (completely or partially) with wood, it is in your best interest to have your system inspected by a Wood Energy Technical Transfer (WETT) specialist.

Does my insurance company require a WETT Inspection?

In fact, most insurance companies today require a WETT certification to honor your policy.

A WETT Inspection by A Buyer’s Choice inspector will ensure that your system is installed and operating correctly, and that it poses no threat to your home and family. Our WETT inspectors will also tell you how to properly maintain your system to make sure your family is safe year after year.

Infrared Inspections

Energy

The Infrared Thermal Imaging Camera will detect areas of poor insulation and air infiltration. This overview of the entire house as a system will allow you to determine where your dollars are best spent so as to have the greatest effect on your homes energy efficiency.

Moisture Intrusion

The Infrared Thermal Imaging Camera is a great tool in detecting leaks from plumbing or deficiencies in your homes roofing, siding, around doors and windows and the basement walls. Leaks become “visible” even when there is no signs detectable by a visual inspection only. All finds by the camera are double checked and confirmed with a moisture meter.

Brookfield Government Relocation Home Inspection

If you are employed by the Federal Government you may be entitled to a home inspection at no cost to you when relocating or retiring. I am registered with Brookfield as a their home inspector in this area. You just set up the time and date, then with a couple of forms signed, Brookfield does the rest for you.

Septic Inspections

A septic system is the epitome of “out of sight, out of mind”. Yet this vital house system can end up with expensive repairs or replacement costs if left unchecked. A septic inspection is highly recommended for all rural properties.
