We recently purchased a property on Sproat Lake and called on Brad to do a thorough inspection. We had James do our new home inspection, and at first we thought since it is a new home an inspection would be unnecessary.But James professionalism and knowledge showed that it’s not the case, even new homes can have small defects that only a professional can detect. I never met James as I live some distance away, but he came highly recommended by my realtor. His emailed report ran to 64 pages with all kinds of issues identified and photographed. All were relatively minor maintenance issues but there were a few major ones.Net result is he saved me about 10 times his cost and gave me a better idea of what I was buying and what questions to ask..If you buy a house, get him to inspect it. You can’t go wrong.

Better than 99.9% of other home inspectors. I’m an ex realtor so I know this very well. Most inspectors work more for the realtor who referred them than you because if they find stuff that collapses a deal a realtor would be out a big commission and likely not recommend that inspector again.Austin is BY FAR the most thorough and honest inspector I’ve ever dealt with. His written report is clear and detailed yet succinct. His expertise as a qualified electrician is an attribute that provides more thorough information that, I believe, others performing the same service may not be able to deliver, and, for me, electrical shortcomings are serious red flags to be attended to urgently. Austin was prompt, polite, very thorough and professional, and was able to clearly and succinctly communicate his findings in both his personal debrief and in his extensive and clearly presented report.In preparation for his inspection Austin asked if we had any areas of special concern about the house we would like addressed. During his inspection he was in, on, under and around the entire house and property. He was on the roof, in the attic, in the crawl space, in cabinets and in all spaces of each and every room. He managed to get into small spaces and checked even difficult to reach areas including corners of the attic and remote areas of a shallow crawl space. Directly after his inspection, on site, he did a walk through of the property with us to debrief, identifying areas of concern and his overall impressions. Our experience with Brad was exceptional. He is the premier choice of inspectors among many of Nanaimo’s realtors, for good reason. His solid experience in the construction industry, combined with his painstaking attention to detail, reassured us that he had captured all aspects of our potential home purchase.Brad carefully explained every issue with the house that needed attention, and he presented them in priority. E.g. Roof – immediately; furnace and heat pump – replace within another five years; electrical service – 100 amp adequate for current home requirements; a few other small details that needed tending to, etc. He was calm, humorous, professional, unrushed, and unfazed by our “ignorant” questions.
