I seldom left comments on Google Review, as far as I know, this is my second review and I want to say "thank you very much Judy and Jeremy for your great work!!". On October 4, Judy and Jeremy inspected the townhouse I want to purchase. They explained many things to me patiently and nicely. My big concern was the cracks on the garage floor. Please let me start by saying that Judy seems to be a good person, who means well and trying her best. But trying your best and being a "qualified" Inspector are not the same! I am aware that no one is perfect, including myself, but at the same time a line needs to be drawn when there are WAY WAY too many mistakes ; which at this time have affected greatly not just financially, but also physically and mentally.Every professional and even handymen who came to my place to help me kept asking me if I had a rookie inspector; but based on the positive reviews that I had seen it did not seem the case. My major mistake was not being there while the inspection was being done! Since a lot of the things that were missed did not require a certificate or a college degree. I bought my house in April 2022 but only have time to write a review now since I mainly had to deal with the fallback of her inspection.Here are a list of some of the Major items missed1. My basement door could not open when I took possession of my house; after 2 minutes trying to figure out what was going on, I noticed that the wall next to the door was VERY MUCH curved. So much so that when i had a few handymen take a look they asked me if I had my house inspected because it was so obvious. Estimate $1600 to repair the frame and install a new door.2. I called a handyman to paint my backyard porch, only to find out that my porch actually had no support and was not even anchored to the house. It made sense because I always had the feeling of sinking when walking on it. Thankfully the front porch was a little better. Estimate $2000 to add support although it is not up to code (but I don't have additional money)3. While looking at the front porch, the handyman told me he could actually see the ceiling of my basement. Yes, there was a very large gap allowing you to see the basement ceiling and HVAC ducts. Estimate $2000 to properly fill the space with insulation and fully seal the gap.4. Yes, there was another 24 inch gap next to the front door... but that one required actual attention so i will leave it alone since I was able to fix it on my own.5. She supposedly had done a "recall" check on all my appliances and nothing came back... WRONG!!! My furnace was a recall because it was a Coleman furnace known for Fire issues. Did I also mentioned that Coleman are not meant for regular houses but Mobile homes???!!! Again, I was asked if I had my house inspected since it was apparently very obvious that the Furnace was about to die. Estimate $6500 to remove and replaceThere is WAY much more but I do not want to write a bible here. If there is a way for me to sue or if a lawyer is willing to help me. please do reach out!!! This is not just about all my financial loss but also the time, energy and mental strength it took to get all the right resources and people to help me out.I think Judy would be a great inspector for a fairly New built, but for old homes that have been renovated, she is definitely not the right person in my opinion based on my experience. I believe it stems from the fact that she seems to have very limited knowledge when it comes to "construction" and "handy work" in general. She may know what a book says, but has no practical knowledge to really understand what could be causing what in a house. I have noticed that after reading her inspection report and when I called her to talk about some items (example: the report will say, there is a bulge on the wall and if you ask her what could be the origin, she has no clue. I had to learn from a handyman that it is typically due to water intrusion)Again, I think Julie is a good person, and means well but no I would definitely not recommend her.
