We bought our home in Centennial in May of last year, relying on the inspection from Buyer's Choice. Since then we have spent $16k+ on things the inspection should have communicated so we had a chance to negotiate with the seller. Here is the list:1. The downstairs bathroom floor was obviously sinking and we noticed when we moved in in June from out of state. This was not even in the inspection report. We asked Jeff to come back to the house in September to look at it again. He did so free of charge, got in the crawl space and said it looked like someone cut a floor joist but wasn't sure if that is why the floor was sinking. Again this cut joist was not in the inspection report. We called Groundworks and after they looked at it they found previous owners had cut a joist in the crawl space and confirmed this sinking didn't "just" happen. We spent $3,600 to have this issue resolved. This doesn't include the tile floors now need to be replaced because the fixing the slanted floor cracked the tiles.2. In October we decided to replace the water heater. What a can of worms this opened up. Through the process of the technician wanting to turn the water off - he found that the City water main shutoff was no where to be found. He showed us the neighbors front yard and the City plate in plain view. This put our home at risk for not being able to turn off the water at the main line if needed. We could have been fined until it was resolved. Home inspectors don't look for something THIS crucial? This resulted in a $6k bill that could have been resolved as part of our home purchase. The technician also found most of our plumbing and valves around the water heater were not up to code and had to be replaced.3. Also in October we had our fireplace inspected to ensure it was usable. It was not up to code and many repairs had to be made which resulted in another $6k.4. In February we had a water pipe freeze above the garage and bust because it was exposed and not properly insulated. Resolving this issue cost $1k.So $16k+ later we are talking to lawyers when all of this could have been resolved in negotiations with the seller. The realtor who sold our home in AZ actually had an independent inspector come and lay it all out for us - what was wrong with the house, what we should fix, etc. In Colorado, everyone appears to be in cahoots. If you are buying a home here - hire an independent inspector.

Peter inspected our new build home about a week ago, and we knew, buying our first home, that we wanted someone who knew more about what to look for to check it out first! I think it was worth it even though it was a new construction home. We feel so much better about our purchase now that we had someone look into the components of the house who knows what they're looking for and could explain things we had questions about. Peter was great, and I will certainly recommend to anyone we know who needs a home inspection! Each time he was 15 minutes early, very thorough in explaining what his plan was as well as walked through the home from top to bottom at the end of his inspection. What a great experience we had with A Buyer's Choice Home Inspections and more specifically our inspector, Peter. I had a really great experience using A Buyer's Choice for a home inspection with radon and sewer scope. To begin, it was very convenient to schedule the inspection through their website and it was nice having the bundling pricing. Communication was really great as I received texts leading up to the inspection to arrange drop off of the radon detector as well as day of. Peter was very professional and thorough, updating my clients and I through the whole process. My clients could pay directly after the inspection which was very convenient. The report was also fully provided that night and was very detailed and professional. I highly recommend and will continue to use A Buyer's Choice as my preferred home inspector!

On a sunny Wednesday morning Todd came out to inspect the house. From the get go, he was friendly, knowledgable and not afraid to crawl into tiny spaces. He was more than willingly to talk through what he was seeing and when asked a question was quick to respond. He even gave his opinion on appliances not related to the inspection. Not many people own multiple houses but if we were looking to purchase another I would contact Todd and the Buyer’s Choice Home Inspections team.

Todd was great! We hired A Buyer’s Choice Home Inspections to be our third party inspector on our home. Worth every penny on a home we plan on living in for a long time. It’s an investment. Scheduling was easy, Todd was on time, and provided the report in a timely manner. I feel more confident in the home we are having built because of Todd’s inspection. Highly recommend and would most definitely use as an inspector again if we need one.

I needed an inspection ASAP and they jumped on it. Peter was there right on time (a little early in fact) and was very professional and friendly. He was super thorough and explained to me everything he was looking for and how things should look. And I don’t think the price can be beat! Their price was half of what I had been quoted for elsewhere. Oh, and he emailed the report to me and my agent like an hour after finishing the inspection. Just what I needed for my super short escrow.
