That’s because both new and old homes come with their own set of challenges and potential issues, making a professional inspection crucial for all buyers. We’ve outlined some key differences below.

New home inspections

Although new homes are built with modern materials and keeping safety standards top of mind, they’re not always flawless. A new home inspection focuses on making sure all the systems – plumbing, electrical, HVAC and structural elements – are installed properly and functioning as expected.

The inspector will check for issues like improper installation, cosmetic imperfections and any construction flaws that may have been overlooked during the building process. Common problems in new homes include faulty caulking or insulation, unfinished or poorly completed work and the possibility of minor damage from construction or moving. Inspectors will also ensure that the home adheres to current safety regulations, as these can sometimes be overlooked.

In some cases, older homes may require significant upgrades to meet current safety regulations and/or energy efficiency standards.
