I was introduced to Tyler by the buyer's realtor representing me in a property I was purchasing. Due to employment-related travel requirements, I was unable to be physically present while the property inspection was being carried out. Tyler's report mentioned the presence of "small hairline cracks" noted in the poured concrete foundation walls of subject property. As I was away at the time of inspection and the time frame for the inspection condition of the purchase/sale agreement was going to expire prior to my return, I had to decide whether or not to proceed with the purchase on the basis of Tyler's report.The American Concrete Institute (ACI), in it's ACI 116R-00 report (available online), define the term "hairline cracks" as "cracks in an exposed concrete surface having widths so small as to be barely perceptible". In the belief that Tyler's use of the term "hairline cracks" would reflect authoritative definition of said term, I decided to proceed with said purchase. However, on visiting subject property upon my return from aforementioned travel, I noticed that some of said cracks were much wider than the ACI's definition. I subsequently contracted a Licensed Structural Engineer whose report stated one of said cracks was approximately 2mm wide and that "The cracks are structural cracks and should be repaired... to prevent damage from water intrusion through the crack opening."(It is pertinent to note that further research suggests that "hairline cracks" are fundamentally different from "structural cracks" in that, hairline cracks are generally superficial and do not penetrate deep into the material they appear on, whereas structural cracks are much deeper, often penetrating through the entire thickness of the subject material).I have contacted Tyler regarding said structural engineer's report, as well as regarding the repair quotes I which had obtained from Wisecracks and PermaDry (ranging from $680 to over $1,000); Tyler's response was that he gathers I am "not happy with the term "hairline crack" " which he used in his Property Inspection Report, and that he could have used "small crack" or "common crack", further stating that all three of these terms would have described his findings. As someone who engaged the services of a home inspector - which I paid for - I expect a high degree of insight, diligence and accuracy, both in the execution of the actual property inspection, as well as in the use of words/terminologies in the report prepared to communicate the findings of said inspection. Tyler's claim that the term "hairline crack" could be substituted with "common crack" and/or "small crack" - terms for which I am yet to find any authoritative definition - leaves me wondering whether my expectations were either too high, or simply misplaced in this instance.It is also noteworthy that Tyler's Property Inspection Report mentioned "Aluminum Wiring Aluminum Status / Location: Present on one circuit"; this led my insurance broker to request an electrical report by a licensed electrician, as Aluminium wiring was deemed a concern. However, the Property Report from the electrician I subsequently contracted did not confirm the presence of any such aluminium wiring.On the basis of Tyler's Property Inspection Report which claimed the presence of "small hairline cracks", I ended up purchasing a property with structural cracks in the basement concrete foundation walls. I have also had to subsequently contract and pay for the services of a structural engineer, as well as for the repair of the structural crack. Plus, I have had to contract and pay for the services of a licensed electrician to inspect and confirm the (not-)present Aluminium Wiring mentioned above. Given all of the above, I am definitely not happy with the services I received from Tyler.

Tyler was early (15 mins ) for the appointment. He was very well prepared, easy to talk to and very helpful with walking us through the house while explaining what he saw as far as the good and the bad. Overall excellent job and would definitely highly recommend Tyler and A Buyer's Choice to anyone looking for a home inspection.

Tyler was very punctual, thorough explaining what he was reviewing and any issues with our home inspection.
